Gilroy Roof Pros handles reroofing, roof leak repair, tile lift-and-relay, asphalt shingle and stone-coated steel installation, low-slope membrane work, ventilation, gutters and commercial roofing across Gilroy and the South Santa Clara Valley. Every estimate we write carries one number most contractors leave off: the finished weight of the roof assembly per square foot.

That number is not ours. It is on the City of Gilroy reroof permit application, and it decides how your project runs. Anything over 7.5 pounds per square foot, sheathing included, needs framing and support information plus a review by the City's structural engineer. Standard-weight concrete tile passes that figure on its own, before the plywood is even counted.

Which makes it a live question here. The median home in Gilroy was built in 1990, fifteen years newer than Santa Clara County overall, and just under half of local housing units went up in 1990 or later, most under builder-set concrete tile. Those roofs are reaching the age where underlayment fails while the tile still looks new. We tell you what the weight does before we tell you what the roof costs.

Why Gilroy Chooses Gilroy Roof Pros

  • We work out the load before we quote the covering, because Gilroy's permit desk does the same thing
  • Two priced options on every replacement, one like-for-like and one lighter, each with its weight shown
  • We will argue you out of tile when the framing does not support it, and lose the bigger sale
  • Layer count and pitch measured plane by plane, not estimated from the driveway
  • Every tile we break during an inspection or repair is counted, photographed and replaced
  • We tell you which work is permit-exempt so you are not paying for paperwork you do not need

About Gilroy Roof Pros in Gilroy, CA

Gilroy Roof Pros works the south end of Santa Clara County and the valley either side of it, on a housing stock that is genuinely different from the county's core. The median house in this city was built in 1990 against 1975 countywide, and just under half of local units went up in 1990 or later. That is one enormous cohort of tract homes, most of them under builder-set concrete tile, all reaching the same point in the same decade.

So our work concentrates on one decision made thousands of times over: the underlayment beneath that tile has failed, the tile itself looks fine, and the question is whether the weight goes back on. We answer it with framing, a layer count and a pounds-per-square-foot figure rather than with a color chart. We are a C-39 contractor, we pull our own permits, and we hand over the signed card at the end.

When not to hire us. If your roof still has years in it, that is what the report will say, and we will go home. If you want the cheapest possible overlay on a roof already carrying one covering, we cannot do it legally and will not pretend otherwise. And if you need a solar array taken off, that is a C-46 license and not ours, so you will need a second contractor whatever we quote you.

Our Roofing Services in Gilroy, CA

Roof Replacement in Gilroy, CA

Roof Replacement

Gilroy's reroof permit application asks something most homeowners never see coming. It wants the weight of the finished roof assembly per square foot, sheathing included.

Roof Leak Repair in Gilroy, CA

Roof Leak Repair

A leak on a Gilroy tile roof is almost never the tile. It is the felt or membrane underneath, which is the part actually keeping water out.

Storm Damage Restoration in Gilroy, CA

Storm Damage Restoration

Storm season here is a rain season, not a hail season. What takes roofs apart in the South Santa Clara Valley is a run of atmospheric rivers landing on an assembly already at the end of its underlayment life, plus the occasional oak or eucalyptus limb.

Hail Damage Roofing in Gilroy, CA

Hail Damage Roofing

We keep this page because people search for it, and because the honest answer is worth more to you than the sale. Damaging hail is not a Gilroy problem.

Wind Damage Roofing in Gilroy, CA

Wind Damage Roofing

Wind damage on a Gilroy tile roof is a mass problem running backwards. Ordinarily the tile's weight is what you design for.

Roof Inspections in Gilroy, CA

Roof Inspections

Most roof inspections end in an opinion. Ours ends in a document carrying two numbers the City of Gilroy will ask you for eventually anyway: how many layers of covering are up there, and what the finished assembly weighs per square foot.

Asphalt Shingle Roofs in Gilroy, CA

Asphalt Shingle Roofs

In most cities architectural shingle is the default because it is cheap. In Gilroy it is often the correct engineering answer as well, and that is a very different argument to make.

Metal Roofing in Gilroy, CA

Metal Roofing

Metal is usually the upsell on a roofing website. Here it is the weight argument, and it wins on numbers rather than on taste.

Tile Roofing in Gilroy, CA

Tile Roofing

We install tile, we relay tile, and we will tell you when not to put it back on your house. That last clause is why this page exists, because in Gilroy the tile decision is a load decision, and almost nobody frames it that way at the kitchen table.

Flat & Low-Slope Roofing in Gilroy, CA

Flat & Low-Slope Roofing

Gilroy's low-slope work is rarely a whole flat roof. It is the porch return, the patio cover, the addition over the garage, the dead-flat section behind a parapet.

Roof Coatings & Sealing in Gilroy, CA

Roof Coatings & Sealing

A coating buys years on a roof that still has a sound substrate. It is not a way to fix a roof that has stopped working, and in this city it carries a wrinkle nobody mentions in the sales pitch: coatings weigh something, and weight is the constrained resource here.

Roof Ventilation in Gilroy, CA

Roof Ventilation

Attic ventilation is the least expensive line on a roofing estimate and the one most often specified wrong. Gilroy inspects it against a fixed ratio, so there is a number to hit rather than a judgment call, and it pays to know that number first.

Skylights in Gilroy, CA

Skylights

This page may talk you out of something, so here it is up front. In Gilroy, adding a skylight counts as a structural change.

Gutters & Downspouts in Gilroy, CA

Gutters & Downspouts

Gutters get treated as an add-on line at the bottom of a roofing bid. On a Gilroy tile house they are geometry, and the geometry changes if the covering changes, which is a sentence most homeowners hear for the first time after the tile is already off the roof.

Fascia & Soffit in Gilroy, CA

Fascia & Soffit

The eave is where a roof meets the wall, and where most of this city's rot lives. On Gilroy's post-1990 tract stock it is usually a boxed soffit with a continuous vent strip and a stucco or fiber cement return, which hides damage beautifully until a screwdriver goes into it.

Chimney Flashing in Gilroy, CA

Chimney Flashing

Two kinds of chimney sit on Gilroy roofs and they fail in completely different ways. Most houses built since 1990 carry a metal flue sitting inside a stucco-clad framed chase.

Emergency Tarping in Gilroy, CA

Emergency Tarping

An emergency tarp exists to buy you a dry week. It is not a repair, and getting that straight at the start matters, because a tarp sold as a repair is how people end up paying twice and discovering the real damage in March.

Commercial Roofing in Gilroy, CA

Commercial Roofing

Gilroy's commercial roofs fall into three groups and they are not interchangeable. The distribution and light industrial buildings out toward the freeway, the retail and outlet-adjacent boxes, and the historic downtown stock where the roof question is entangled with what the building is permitted to look like.

Insurance Claim Help in Gilroy, CA

Insurance Claim Help

We will document a claim properly for you, and we will be standing on the roof when your adjuster arrives. We will also tell you, before you call, when we think a claim will be denied, because a denial goes on your record and an honest conversation costs nothing.

Commercial roofing services in Gilroy, CA

Commercial Roofing in Gilroy and Across the South Santa Clara Valley

We work on the distribution and light industrial buildings toward the freeway, the retail and outlet-adjacent boxes, and the older commercial stock downtown where the roof decision runs through Planning as well as Building.

Low-slope replacement on an existing non-residential building at 2:12 or less has to produce a cool roof under the 2025 California Energy Code, and on a historic or downtown building the Planning Division may need to approve materials for consistency with the original design.

We establish both constraints before anyone orders product, then phase the work so the building keeps operating.

  • Cool-roof product selection for existing non-residential low-slope replacement, recover and recoat
  • Planning Division material review handled up front on downtown and historic buildings
  • Roof surveys with a numbered plan, logged leak locations and per-section remaining service life
  • Mechanically attached and induction-welded single-ply over high-density cover board
  • Tapered insulation to a quarter-inch-per-foot fall with crickets between drains
  • Core cuts recorded against the roof plan before any recover or restoration is quoted
  • Phased tear-off sized to what can be made watertight in a single day
  • Five-year capital planning across multiple buildings, so spending goes where it earns most

How It Works

  1. Weigh It Before We Price It. We measure each plane's pitch, count the existing coverings, read the framing from the attic where there is access, and work out what your current assembly weighs per square foot. That figure and the layer count decide which options are even open to you, so they come first rather than at the end.
  2. Two Estimates, Side By Side. You get the like-for-like scope and a lighter alternative, each with its own weight figure, its own permit path and its own price. If the lighter assembly stays under 7.5 pounds per square foot it avoids the structural review, and that difference sometimes pays for the upgrade on its own.
  3. Permit, Then Tear-Off. We pull the permit as the C-39 contractor of record, with the roof area in squares, the pitch, the existing and proposed materials and the assembly weight all on the application. Manufacturer installation instructions stay on site. If you have solar, we explain why a separate C-46 contractor has to handle the array.
  4. Three Inspections And A Signed Card. Pre-inspection once the old covering is off and any rotten sheathing is out, sheathing nailing inspection if we are re-decking, and the final once the roof is complete and the smoke and carbon monoxide alarms are verified. You end up holding a signed card, photographs of the open deck, and the warranty.

What Gilroy Customers Say

★★★★★
Three companies quoted us to put the same concrete tile back. These were the only ones who went into the attic first, then came back with two numbers and told us our framing was fine and the relay was the cheaper right answer. They talked us out of the upsell.
Marisol T. · Morgan Hill
★★★★★
Found the leak in about forty minutes after two other outfits had guessed at it. It was the pipe jack collar, not the tile. They lifted a path from the ridge instead of walking the field, replaced the two pieces they cracked, and charged us for a repair rather than a roof.
Dean K. · Gilroy
★★★★★
The estimate had the pounds per square foot on it for both options, which I had never seen before and immediately understood. We went with the lighter assembly, skipped the structural review, and the permit came back the same week.
Priya N. · Hollister
★★★★★
Told me straight that what I thought was hail damage was thirty years of sun, wrote it up anyway so I had it in writing, and did not charge me. Called them back eight months later for the actual reroof and it went exactly the way they said it would.
Russ A. · San Martin

Frequently Asked Questions

Why does my Gilroy reroof permit ask for the weight of the roof?

Because the Building Division uses it as a screening test. The application asks for the weight of the roof assembly per square foot including sheathing and roofing material, and anything over 7.5 pounds per square foot requires additional roof framing and support information plus a review by the City's structural engineer. Under that figure, most reroofs can be issued over the counter.

Can I just put my concrete tile back on?

Often yes, and it is frequently the cheapest correct answer. Standard-weight concrete tile sits between nine and eleven pounds per square foot, so the assembly clears the city's threshold, but if the house was framed for that load and nothing has been cut or compromised, a lift-and-relay over new underlayment is straightforward. We check the framing before telling you either way.

How much lighter is a shingle or steel roof than tile?

Substantially. Architectural asphalt shingle sits around two and a half to three and a half pounds per square foot and stone-coated steel is lighter still, against nine to eleven for standard-weight concrete tile. On a 2,400-square-foot roof that is several tons of dead load removed from the highest point of the structure, which is where seismic acceleration is largest.

Do I need a permit for a small roof repair in Gilroy?

Not for a repair of 100 square feet or less. Where a rooftop solar array is involved, repairs that stay under ten percent of the roof area or 200 square feet, whichever is smaller, and do not disturb the array are also exempt. Anything larger, and any overlay, needs a permit and a pre-roof inspection before the roof is covered.

I have solar panels. Can you take them off for the reroof?

No, and neither can any other roofing contractor. Gilroy's policy is explicit that a C-39 roofing contractor cannot remove and re-install a photovoltaic system. That work goes to a C-46 solar, C-10 electrical, A or B licensed contractor, under a separate permit if anything is modified, and the homeowner signs a re-roofing clearance form before the permit can issue.

My house is on the west side of town. Does that change the roof?

It can. The Residential Hillside zone runs along the western and southwestern sides of the city, and any alteration, repair or replacement of roofing material there has to carry a minimum Class A fire rating, with Fire Marshal-approved ember-resistant vents potentially required as well. We check the current zoning map against your parcel before specifying anything.
